🏙️ New Senior Housing heading to 22nd and Douglas

The Gist: The Omaha City Council just gave the green light for a 70-unit apartment building for neighbors 55 and older. Developer Donell Brown and SPARK are setting aside 45 of those units for low-income residents to keep downtown living affordable. The project is planned for the corner of 22nd and Douglas, right along the path of the new streetcar route.
Why It Matters: It is getting harder for our seniors to find a place to live that is both affordable and close to the action. By placing this building near the streetcar and the Riverfront, we are making sure our elders stay connected to the city's best parks and attractions without needing a car to get there.
🛒 A second Trader Joe's may be heading to Avenue One

The Gist: Trader Joe's filed an application with the City of Omaha last Monday for a new 13,500-square-foot grocery store inside the Avenue One development at 192nd and Burke Streets. The project, valued at $850,500, would fill an empty parcel in the Good Life District west of West Dodge Road.
Why It Matters: Both Omaha's and Lincoln's first and, so far, only Trader Joe's stores opened in 2010, with the original at One Pacific Place. Avenue One is shaping up to be a serious West Omaha destination: other retailers planning to join include West Elm, Arhaus, Pottery Barn, Williams Sonoma, Barnes & Noble and Perry's Steakhouse & Grille. The permit is an early step in the process and Trader Joe's has not publicly confirmed an opening date.

🥘 Sourdough, sunshine, and cinematic Sunday mornings

4952 Dodge St, Omaha, NE
Mother’s Day brunch finds its natural home inside the historic Dundee Theater, where Lola’s Café and Wine Bar pairs Mediterranean-leaning plates with light-filled, neighborhood charm.
This woman-owned gem centers every meal around their hand-crafted sourdough!
The shakshuka, served with chunky tomato sauce and house focaccia, is a masterclass in texture, while the cinnamon-orange morning bun remains the insider’s choice. It is polished, intentional, and perfectly suited for a slow celebratory meal before a matinee next door.

👗 Curated threads and a tiny mechanical surprise

5011 Underwood Ave, Omaha, NE
Albany and Avers brings a thoughtful touch to the Dundee neighborhood. Amanda curated a space to bridge the decades, matching seventies blazers with new dresses.
While browsing the racks of women's and vintage children's apparel, look for the new mini print vending machine. A few quarters will trade for a small piece of art to tuck into a Mother's Day card.
The weekend hours make it a natural stop during a local walk, especially with the energy of the seasonal vintage markets still lingering in the air.

🐾 Meet Tobias: A Stalwart Companion
He is a four-year-old German Shepherd mix who carries himself with the confidence of a seasoned neighborhood regular. At 90 pounds, this black and tan gentleman prefers a relaxed pace, acting more like a weekend athlete than a marathon runner.
He is neighborly with new faces and politely tolerant of other dogs, though he requires a formal meeting with any resident pups before heading home. While his leash manners are still a work in progress, he is a rewarding partner for steady training.
For an adoption fee of $185.00, he is a grounded soul ready for a loyal life together.
